Because moisture can travel away from the original source, the visible damage may appear some distance from the actual leak. This is why identifying the affected area is only the first step. The source itself still needs to be properly located.

DryZone investigates internal plumbing and heating leaks, including concealed pipework within the property. However, leak detection on external underground pipework is not part of this service, particularly where pipes are buried at significant depth, such as around 2–3 metres below ground level.

Professional leak detection is not based on a single test. The method used depends on the type of system, the location of the suspected leak and the symptoms present at the property.

  • Thermal imaging to identify temperature differences that may indicate moisture or leaking hot-water and heating pipework behind surfaces.

  • Inspection camera to examine concealed spaces inside walls or ceilings through a small access hole where direct inspection is not possible.
  • Acoustic leak detection to listen for sounds produced by escaping water within pressurised pipework.
  • Pressure testing to check whether a system or an individual section is losing pressure and help narrow the search to a specific circuit or zone.

These methods are selected and combined according to the situation. The aim is to reduce the search area as much as possible before any opening of floors, walls or ceilings is considered.

DryZone aims to locate leaks with as little disruption as possible. However, not every leak can be confirmed or reached without opening part of a wall, floor or ceiling. Where access is necessary, this will be explained before further work is carried out.

In some heating-system cases, depending on the type and location of the leak, a suitable sealing product may also be considered as part of the repair approach. This is not appropriate for every system or every type of leak and is assessed individually.

Once the leak has been located, DryZone can access the damaged section and carry out the necessary repair. After the repair, the affected system or circuit is tested to confirm that it is holding pressure correctly before being returned to operation.

For heating systems, it may also be useful to establish why the failure occurred. Where corrosion or poor fluid condition is suspected, additional checks can include pH, corrosion inhibitor levels and a Heating Fluid Health Check.

DryZone’s services include accessing the leak site and repairing the damaged pipe or connection. Restoration of finishes—such as plastering, tiling, flooring, or decorative work—is not included in the scope of services, as DryZone does not perform such work.
